Tree trimming to take place the first week of November

Our landscaping contractor, Brickman, plans (weather permitting) to be on site the first few days of November to trim our trees.  This trimming is designed to remove branches on or close to our homes.  If you have any specific issues with trees being on your home please let AA know and they will alert Brickman to the issue. 
Once again thanks for your understanding and cooperation as we keep up on maintenance for Island Gate.

Wrapping up the street sealing

The sealing project didn't finish up as planned, the weather wasn't very cooperative. Our sealing contractor will be back Tuesday at 8am to finish the project. Please do not plan to use Windward from Tuesday 8am to Wednesday afternoon. This includes driving in or out of your drive way. We appreciate your understanding during this inconvenience, but the sealing will make the road last longer. We also expect to have more substantial barriers up to keep the streets from being driven on. Driveway and street sealing to take place this Tuesday and Thursday

As mentioned before we are having the driveways and streets sealed this coming Tuesday and Thursday, weather permitting. You must move your cars so we can complete this task. If you don't move your car, for whatever reason, it will be towed to the parking lot not being sealed that day. The cost of towing will be $50 and you will be responsible to pay for the towing. So please, please, please move your cars off the driveways and streets this tues and thurs. If you have any questions please do not hesitate to contact AA.

Resealing of Streets and Driveways in our community next week

Island Gate Homeowners,

The Homeowners Association has contracted to have our streets and driveways sealed on October 18th and October 20th, weather permitting.  The contractor doing the job is Knifing. 

The sealing will not allow for vehicular traffic on the surface for 36 hours from the start of work. Please keep this in mind when you park your vehicles on those days. 

In order to cause the least amount of inconvenience the community will be sealed in two phases.

On Tuesday October 18th Sea Breeze Court, Windward Drive from Bay Breeze Court south to the cul de sac, and the parking lot closest to route 72 (near 115 Windward Drive) will be closed to traffic and sealed. These areas will be reopened Wednesday October 19th in the afternoon.

On Thursday October 20th Bay Breeze Court, Windward Drive from Sea Breeze Court north to Bay Avenue and the parking lot closest to Bay Ave (near 10 Windward Drive) will be closed to traffic and sealed. These areas will be reopened Friday October 21st in the afternoon.

One of our parking lots will always be available as is street parking in the half of the community not being sealed that day.

Remember that you will not be able to drive on the street during the period when that section is closed so if your car is in the garage you will not be able to move it.

This slight inconvenience will extend the life of the asphalt and enhance the appearance of our property.

Items stored under our decks

The members of the board of Island Gate has noticed numerous infractions over the last 8 months regarding storage of flotsam under the decks in our community.  The by-laws explicitly state that there is to be nothing stored under the decks.  There were two posts on the blog regarding this issue in April and July.  The threat of hurricane Irene changed this issue from an ascetic issue to a safety issue.  Blowing debris is a safety hazard.  It is essential that all items under the deck including but not limited to; garbage cans, storage containers, coolers, tiki torches, pallets, boats, tables, chairs, propane tanks, bikes, tools and toys be removed immediately from the property and/or stored inside the house.   
The property will be inspected in mid November by the board and violation letters will be distributed and fines implemented for violators shortly thereafter.  It is essential that all items be removed ASAP.  This notice isn’t meant to be an inconvenience or to inflict fines but to address a safety hazard in our community.  If you have any questions please feel free to contact Associate Advisors or a board member.

New legal representation at Island Gate

The board of Trustees would like to announce the hiring of Caroline Record as Island Gate's lawyer. This decision was made after an extensive search. Caroline is a partner at Berman, Sauter, Record and Jardim. She Is an expert in real estate law, has over twenty years of legal experience and a JD from Rutgers. We are confident that Ms. Record will provide superior legal service to our community.

Work in the pool area

Just a quick note about work being done by the pool. The pergola is being scraped, cleaned and repainted and the brick work under the pergola has been repaired. We wanted to complete the work during the pool season but he weather didn't cooperate(too humid to paint early, too rainy to paint late). The work is being done by local handyman Brian Fitzpatrick.

Orange flyers in your door

Orange flyers were distributed around the community today to notify our neighbors about the upcoming street and driveway sealing. They will be resealed the week of October 16th (weather, etc. Permitting). You will not be able to park on your driveway for two days and you must stay off the streets completely while we have the work done. We know this will be an inconvenience but think we will all be better off when it's done. Please contact AA or a board member with any issues or comments.

Flags around the property

You may notice numerous white and yellow flags around the property. These flags note sprinkler head locations. The heads were identified for the purpose of protecting the heads during our lawn aeration. The aeration will take place in the coming days. The lawn may look unattractive after the procedure but will look much better and be much stronger next spring as a result.

Board member appointed

Fred Schwarzenbach former Island Gate president has agreed to fill the vacant position as Island Gate trustee effective immediately. Fred has been active in the community for many years and the board and community are fortunate to have him back in a leadership role.
