BLOG REPOST FROM SEPT 8, 2014 Fee increase at Island Gate

After a great deal of discussion, debate, and thought the board has come to the conclusion that the monthly association dues need to increase.  This will be the first time in five years that we will be raising the dues, but our ability to do more with less has been stretched further and further and the time has come to raise them.  We all agreed that to maintain our financial strength, keep the property maintained at a high level and provide adequate insurance, raising the fees is something we need to do at this time.   

Expenses over the last five years have increased and become more frequent, our insurance costs have increased almost 30%.  Our engineer review recommend that our repair and maintenance savings should increase, and as the property gets older more repairs are required to keep our mechanicals serviced.  Finally low interest rates have kept our savings from accumulating any type of significant returns, slowing our ability to add additional funds. 

Over the last four years we have accomplished a great deal in the community making our dollars go a long way some of the accomplishments are as follows;
·         Painted all paintable surfaces in the community
·         Painted pool bathrooms
·         Pressure washed homes
·         Replaced exterior lights
·         New pool filters
·         New pool heater
·         New pond pumps
·         Sealed drive ways and streets
·         Added trees and shrubs
·         Removed unwanted trees
·         New pool furniture

Wanting to keep the community in ideal condition we have quite a few near term plans  they include;
·         Seal drive ways and streets
·         Paint pool bathroom floors
·         Paint pool deck
·         Resurface pool
·         Refurbish decks
·          
A quick note on the decks the decks in their current state are in need of resealing, the cost of resealing at this time is very expensive, in addition there are quite a few decks that are in need of refurbishment, that is a costly endeavor also.  We are taking many items into consideration regarding these decks and want to make the best choice for the community, as a result we are being deliberate in our decision making process.  Please bear with us as we go through this decision making process.  These efforts require significant financial sums and with increased costs are difficult to complete without additional funds.     

  
After hurricane Sandy the insurance for our community increased by $10,000 in 2013, in 2014 our deductibles were raised, we expect this trend to continue in the coming years. 
In 2011 our savings goal for future maintenance and reserves was $15,000 and $45,000, respectively, a total of $60,000 per year, we set stretch goal of $20,000 and $60,000, a total of $80,000.  The additional money set aside was for future financial prudence and repairs for things like decks which weren’t originally accounted for in the savings estimate.  In 2013, our engineering firm, Falcon, stated that we should be saving $80,000 a year.  Our stretch goal became an obligation and further reduced current funds for the community.
Over the years, unexpected maintenance costs have risen, this year a pool filter and pool heater were replaced, last year the pond pumps were replaced, we expect these types of repairs to continue as the community ages.  This will also eat into current funds for the community.

Finally, in 2012 and 2013 we had no snow and the funds allocated for snow removal were used for other purposes (pool furniture and exterior lights), the snow this year and expected snow in the future will reduce another source of funding for future expenses.   

As a result we are increasing the dues from $260 per month to $290 per month starting with the January 2015 payment.  The $30 a month will total $30,600 a year in additional funds, these funds will enable the community to absorb the increases in savings, insurance and enable funds to repair and maintain the community.  We are not happy to do this, but this measure is required at this time.

Gutter cleaning

In early December all the gutters in the community will be cleaned and inspected for any problems.  We are waiting until December so all the leaves will have fallen. If you have any questions or comments please give us a call.    

Island Gate fee increase and payment booklets

The Board of Directors of Island Gate has prepared our community’s budget for 2015.  As you know we are increasing association dues our dues will increase to $290 per month starting in January 2015. 
    
In an effort to keep costs low we have analyzed the monthly dues payments from our neighbors and noticed that most of us pay automatically from our bank and never use our payment books.  Since the payment books cost the community about $1,000 a year to print and distribute we decided that only neighbors that request payment books will be receiving them this year.  This will allow us to keep costs low while still accommodating our neighbors who still want a payment book. 

If you are requesting a payment book please call AA at 732-294-8882 ask for Dawn and she will be glad to send you a book.  Please do this by November 25th so we may have a book to you for the New Year.  If you do not request a book by November 25th we will not be able to send you a book. 

If you are paying without the book, either automatically or on line please update the amount to $290 starting with the January payment.  Thank you.

Rules of the Road at Island Gate

Although the busy summer season over, we are still getting complaints about driving and parking in the community.
Please follow these simple rules to keep everyone safe.

We ask that the established rules be followed in the community for the safety and courtesy of everyone in Island Gate, including visitors and guests.

·         Please come to a full stop at ALL stop signs
·         Please observe the community speed limit of 15 MPH
·         Please keep a 10 foot space between any car and fire hydrant. 
·         Please No double parking
·         Please No parking in other peoples drive ways without the express consent of the affected neighbor
·         Please No parking on the grass and please stay off the Belgian blocks, they are expensive to repair
·         No blocking of driveways no matter how small the blockage is, UNLESS ITS YOUR OWN
·         Absolutely no blocking of the sidewalks in anyway whatsoever. 

The community has two overflow parking lots that are less than 50 yards from every home in the community.  There are numerous, well lit, well-marked spots in both lots, please feel free to use them.  The less cars in the street the safer our community will be, especially at stop signs and intersections. 
 
Please keep safety a priority and don’t jeopardizes the safety of your loved ones and your neighbors.  If you have any issues the board will be glad to discuss them.

New board member for Island Gate

We have had an open spot on the board of Island Gate for a few months after the resignation of Carol Osten.  We thank Carol for her dedicated effort in our community.  Her help has been invaluable to our community. 
We also welcome Marianne Massey Fran Gordon our neighbor at 12 Seabreeze to the Island Gate board.  Marianne has been active in the community for many years and is both a former board member and pool committee member.    We look forward to working with her as the community moves forward.

Dog waste in the community

Once again one of our neighbors has been less than diligent in picking up dog waste.  This time the complaints are coming from the Seabreeze part of the community.  Please pick up the waste.  Our neighbors are looking for the offender and are ready to report you.  Thanks to our neighbors for picking up after their dogs and for being diligent.  And thanks to our concerned neighbors for pointing this out.

Island Gate Elections held

On Friday September 19th Island Gate elections were held. Joe Martyn, Fran Gordon and Ed Fortunato were reelected to the board.  There were more than enough votes for a quorum. In addition, the board has named our neighbor Marianne Massey as a new Island Gate board member.  A former board member Marianne brings great knowledge and experience to the position with tremendous work experience and as a volunteer in the community.
We thank everyone for their vote and participation and wish Marianne well.

Chowderfest weekend October 4th and 5th, 2014

26th Annual Chowder Cook-Off Classic

Enjoy unlimited chowder tasting! Get your vote in

The election ballots have been mailed out to the community and you should have received them.  If you didn’t please call AA immediately.  Please vote!!!  The vote is no contest but we need a quorum for the election to be official.  In addition our annual meeting and election will be held  on Friday September 19, 2014 at 7:30 pm at the Stafford Township Municipal Building.  We will be holding the election but happy to review and discuss our financials, condition of the community, plans for improvement etc.  So come share your views,  learn what’s going on in the community.   We look forward to seeing you there. 

Pool Schedule and Closing

This is always a sad email but with Labor Day behind us we wanted to remind you the last of daily pool access will be this coming Sunday September 7th.  After the 7th the pool will be closed until September 13th and 14th.  After 9pm on Sunday the 14th the pool will remain closed until next summer.  We hope you all had an enjoyable summer and enjoyed the pool and as always your comments and thoughts are appreciated.

Smoke alarm battery reminder

We like to post this reminder at least once a year
Smoke alarm batteries need to be changed twice a year and the smoke alarm itself should be inspected and tested at that time.  Please check it for operation, hit the test button, dust it off, make sure the sensor is clean. 
As the community approaches 10 years of age most smoke alarms are coming to the end of their expected lives.  We wanted to remind you, to replace them if they aren’t operating at 100%.  Fire, smoke and CO alarms save lives and they are an inexpensive way to be safe.  As always, if you have any questions or comments please feel free to contact the board.


Board Elections coming up... get your self nominations in

As it gets later in the summer our annual board election is upon us.  The Island Gate Homeowners Association will be holding its Annual Election meeting on September 19th at 7:30 pm.  It will be held at  the Stafford Township Municipal Building (where the Memorial Day meeting was held). 
As per the by-laws there is a self-nomination process for community members to become part of the board.  We encourage community members in good standing to nominate themselves to be on the board of Island Gate. 
Any homeowner wishing to serve on the Board of Trustees should be willing to devote the personal time necessary to effectively manage the Association.  Candidates MUST be members in good standing.  Involvement in the Board is a challenging, rewarding experience and it is urged that anyone wishing to serve please submit a resume of no more than one (1) page to Association Advisors by Friday August 29, 2014.  Any homeowner that wishes to submit a resume may do so by mail, fax or email to

Dog rules

Over the years most of the discussion about dogs has been related to picking up after them. Over the last year the number of complaints about that issue has been reduced and we thank you.
The board wants to remind you that all dogs in the community must be registered/licensed and these credentials must be current.  This applies to all dogs regardless of how cute or small.
They should also be up to date on all shots and vaccines.
We want to remind everyone of this since we are going to be requiring proof of all registrations going forward. So please get your dog licensed as we will be asking for proof in the coming months. Thanks



Pool rule update

The board has reviewed and discussed the pool rules that were established by the board in 2011, since that time there have been no material changes to the rules.
The board unanimously agreed to the rules currently in place.
These rules are posted at numerous places at the pool, are added to the blog annually and paper copies are offered to the community at every May meeting.
If you are unfamiliar with the rules we will be glad to send you a copy.
When you use the pool please abide by all the rules, especially no smoking.

Pool open until midnight on July 3rd.

Continuing a tradition started a few years ago we will be keeping the pool open until midnight on July 3rd. So if you are coming in late on the third feel free to take a late night dip and start the holiday early.

Pool issues should be resolved

In early June the oldest of our two pool filters became permanently unusable. We were able to order a new one from the internet and have it installed. The pool is now properly functioning again. During the time of the failure and installation the pool was safe but cloudy. We apologize for the unavoidable inconvenience. The good news is we installed a new heater and filter this year and both our filters are less than three years old.

Water temperatures

The current water temperature at the LBI beaches is 58 degrees.  We have the digital thermostat set on our new pool heater at the pool set at 86 degrees.  Come enjoy the warm pool this weekend and remember the pool will be opened every day from 9 am to 9 pm starting on June 14.

NOAA hurricane season prediction

With June 1 being the official start of hurricane season we thought we would share NOAA’s hurricane predictions for 2014. 

Sunday, June 1, marked the beginning of the 2014 Atlantic hurricane season. The National Oceanic and Atmospheric Administration (NOAA) predicts a relatively inactive June-November hurricane season this year, following the quietest hurricane season in the past two decades in 2013. NOAA projects a 70% probability of 8-13 named storms this hurricane season, of which 3-6 will strengthen to hurricanes, with 1-2 becoming major hurricanes. Over the past 10 years (2004-13), the Atlantic hurricane season has averaged 16.3 named storms, 7.7 hurricanes, and 3.2 major hurricanes.

Pool opens Saturday

Although the pool opening this weekend sounds a bit aggressive given high temps this weekend are expected to be in the high 60’s, we open the pool a week early to make sure everything is working, and approved and inspected a week early so we reduce the chance for issues the following week which is Memorial Day.  So far the pool seems to be shaping up and we are looking forward to another successful summer season.  Please check the blog for pool schedule and rules and as always if you have any questions or comments please feel free to contact us.

The bad news is the extended forecast for next week has high temps near 70 with a chance of showers. Remember the pool is heated so hearty souls feel free to take a dip.

Quick review of community rules 2014

We wanted to remind our neighbors both owners and renters of some basic community guidelines in the community we can remind ourselves of  the rules and rituals of the community.  These guidelines are meant as helpful reminders and are not meant to replace the rules stated in the community’s by law.  As always if you have any questions or comments please contact a board member. 

·         All dogs must be leashed and promptly picked up after.  There is no dog waste to be left in the community
·         There is to be no blocking of the sidewalks in our community, with cars or any items
·         There are to be no double parking in the community at any time, ever, and  cars must be parked in the direction of traffic 
·         Garbage collection (grey can) is on Tuesdays, recycling (blue can) is on Wednesdays.  Bulk item day (things that do not fit in the can) is the first Tuesday of the month.  Large items are not to be left out for the entire month waiting for collection.  Please do not leave cans on the curb grass.  Cars should not block area where trash cans are to be put out in front of your house a minimum of 4 feet clearance
 ·       There are no items to be stored under decks or around the outside of the home. 
·         Satellite TV antennas must be approved by the board before installation (they are permitted in the community, the placement is the issue)
·         Garage doors are not to be left open for extended periods of time
·         There is nothing to be stored in front of the home (ice chests, beach chairs etc.)
·         LPG (propane) and charcoal grills are not permitted in the community. Electric grills and properly permitted natural gas ones are
·         Holiday lighting is permitted but nothing is to be attached to the outside of the home (no nails, screws, glue etc.)  
·         There are no garage sales, estate sales, or commercial business of any kind in the community
·         There are no commercial vehicles of any kind permitted on the property except for contracted home repair
·         The parking areas are for parking not long term vehicle storage
·         No boats, campers RVs etc. in the community
·         All smoke detector and CO detector batteries should be changed at least once a year
·         The landscaping in front of your house is not yours and unless it’s an annual plant you are not allowed to plant or remove plants without board approval
·         Dryer vents are to be cleaned every two years
·         The pool is opened from 9am to 9pm daily from mid-June to the second weekend in September and on weekends from the week before Memorial Day to two weeks after Labor Day please see the pool schedule for precise dates
·         Pool rules are posted at the entrance, near the bathrooms and on the blog; please be courteous, no glass containers, no running, no diving, no rough play are the quick rules
·         Only neighbors in good standing can have access to the pool

As pool season approaches we wanted to remind the community of our 2014 POOL RULES, although similar to 2013 we ask that you review them again to be familiar with them.  They will be displayed prominently around the pool area but we wanted to share them with you long before the pool is operational.  Please follow the rules, they will be strictly enforced this season

Neighbors, here are the pool rules for the upcoming pool season.  Please follow them and take them seriously.  Please treat the pool as you would your own and be courteous to others.
·           There is NO LIFEGUARD on duty, pool use is at your own risk

·          Police or Emergency Medical Service Phone number 911

·           Questions or concerns please call Association Advisors 732-294-8882

·           All Federal, State and local laws in addition to the following shall be observed by residents and their guests using the pool.

·           Use of this pool is restricted to residents who are in good standing and tenants whose landlords are in good standing with the Island Gate Homeowners Association.  Persons without access cards or whose cards do not work are not allowed access to the pool.  Please do not allow admittance to the pool. 

·           A maximum of 6 people may use the pool at any time from each property unit

·           Children Under 16 years of age must have adult supervision

·           No personal parties shall be held at the pool

·           No grills or delivery of food is permitted at the pool

·           Glass containers are prohibited in the pool area

·           No diving or jumping into the pool

·           No running or rough play in the pool area

·           Any person showing evidence of any communicable skin disease, sore or inflamed eyes, cold, nasal or ear discharges, or any other communicable disease is denied admission to the pool area

·           Any person with excessive sunburn, open blisters, cuts, or bandages shall be denied admission to the pool.

·           Do not enter the water if you are experiencing or recovering from diarrhea or have had any signs or symptoms of a gastrointestinal (stomach) disease in the past seven days.

·           All people in diapers must wear plastic pants with snug fitting elastic waist and leg bands. Do not wash out soiled diapers in the bathing water.

·           Children should be encouraged to use the restroom before entering the water. Immediately report any "accidents" you observe in the bathing waters to Association Advisors. 

·           No animals, except for service animals, shall be allowed in any parts of the swimming pool area, dressing rooms, or other parts of the pool area.

·           All persons must shower before entering the water.

·           No one is allowed in the pool area during severe weather, heavy rain, or when thunder or lightning can be seen or heard.   

·           Persons suspected of being under the influence of drugs or alcohol are prohibited from entering the pool area.

·           Conduct which endangers the safety and comfort of others shall be prohibited.  Noodles or Personal Flotation Devices may only be used if not creating a nuisance for others. Aggressive behavior will not be tolerated.

·           All personal belongings, trash, band-aids, and personal effects shall be removed or put in the proper trash receptacles immediately. Island Gate recycles.  Leave no trace you were at the pool, if you drop food pick it up.

·           Island Gate Homeowners Association Inc., board of trustees reserves the right to close the pool at any time.

·           Violations of these rules will result in the revocation of your pool privileges.  All property owners and tenants will be held responsible for the behavior

·          NO SMOKING AT THE POOL
