There have been a number of efforts by the Board of Island Gate and by our management company to communicate with our neighbors regarding rule and by-law issues in the community. There are three specific items the board is focused on and we are looking to have corrected immediately.
The first is dryer vent cleaning. We were suppose to have our vents cleaned and have proof of cleaning sent to our management company in late 2010. If you have completed this task thanks for your attention. If you haven’t gotten around to it PLEASE do it immediately and forward proof. There are a number of dryer services in the yellow pages, if you need a service.
The next issue is gas lines. This isn’t the grill issue, it’s the gas line from the house supplying a grill. Back in April, we noted a number of gas lines outside of the home that were not up to code and therefore do not have a permit. Please apply for a permit and correct the out of code situations. In addition there are even more homes with gas lines that never received permits for them, please go to Stafford town hall and apply for and receive a permit.
Finally, under the deck is not an approved storage area and there should be nothing under the deck. We have discussed this twice on our blog with very limited community reaction. Please remove all items from under your deck immediately.
The board is focused on and serious about community safety and ascetics. Although these rules haven’t been enforced in the past they will start to be enforced now. The board doesn’t want to, but has the right to fine violators $25 a day for each violation and will begin to this process in the near future. Island Gate beautification day Saturday September 24th
Given the interest of our neighbors looking to improve our community and the can do attitude of our neighbors the Board of Island Gate was planning on having a community beautification day. It would take place on Saturday September 24th (the weekend after the pool closes) and it would start at 8am. Rain date is Sunday September 25th. The volunteers would spend the morning replacing dead shrubs, planting trees and flowers, cleaning out the wild areas in the community and a few other tasks that would make Island Gate look absolutely terrific. We will have food and drinks and even a few prizes. If you have gloves and shovels and maybe a wheel barrel bring it along we will take care of the rest. If you want to participate but aren’t up to breaking a sweat come down anyway, meet your neighbors and offer your support, we would love to have you.
Feel free to bring the husband, the wife and the kids and make it a fun morning meeting your neighbors and making our neighborhood great.

Vehicles not permitted in our community
As part of the board’s commitment to communicate with the community we want to inform you of the restrictions that our community has on vehicles. There are no commercial vehicles of any kind allowed to park on the property including driveways and common lots. Vehicles servicing the community on a temporary basis are exempt. In addition to commercial vehicles, vehicles over 20 feet long, boats, trailers, campers, RVs, motor homes and mobile homes are also restricted from the property.

Sprinkler update
On the mornings of Friday July 22nd and Saturday July 23rd Island Gate board members spent time with our sprinkler vendor Crowley Irrigation. The board was briefed on how the system works and the different features of the system. Here are some of the facts the board learned and actions the board has taken as a result.
There are two retention ponds that serve our community the Bay Ave pond and the Rt 72 pond. Each pond has a pump site which controls 23 sprinkler zones on the 72 side and 21 zones on the Bay ave side. The pump sites have now been secured as a result of our tour. The sprinklers have also been reset to start at 10 pm with 100 percent flow allocated to each zone everyday for 30 minutes. Given each zone is on for 30 minutes sprinkler flow will end at approximately 9am. One particular board member verified that every zone worked and for it's allotted time.
The board members also noticed there are limited numbers of burned out grass spots, good news in light of the recent heat.
In about two weeks Crowley will be here to test all the zones again and the performance of each sprinkler head.

Next open board meeting for the community is August 13th
Just a reminder the next open board meeting for the community will be on Saturday August 13th at 6 pm at the pool. The board will affirm recent contracts, formally vote on recent decisions and open the floor up for community comment. There will also be a financial update on how we are performing against our budget over the first half of the year. The second pool meeting is the result of a commitment our current board has made to improve communication with our community. Please try to attend, we look forward to seeing you there.

Election time at Island Gate
You should have received a formal notice about the self nomination process for the board of Island Gate. The deadline for submission is July 31st, so get your self nomination along with a one page resume to AA if you want to be on the ballot for the upcoming election.
Garbage Time
Just a quick reminder about garbage and recycling collections in our community. Garbage pickup (grey can) occurs on Tuesday and recycling (blue cans)occurs on Wednesday. The Stafford Township ordinance for placing receptacles out for pick up allows for placement of cans out after 5 pm 48 hours prior to pick up day, therefore the Sunday placement of the garbage receptacles is IN compliance with town code. On weeks where holidays fall on Mondays the cans should be placed out on Monday for Wednesday pickup.
An additional note on can placement, if you leave you can on the grass it will kill the grass, especially in the summer. Please place the can in the street to easily avoid this issue. Street placement near the curb is also in compliance with township code.

STOP signs installed for safety
Additional STOP signs were installed today in our community. The installation made all of our intersections ALL WAY STOPS. The stop sign installation was done for a number of reasons; we have received a numerous of complaints from neighbors about the speed of traffic in the community. There was concern that additional traffic was coming thru the community to save travel time between Bay Ave and Mill Creek Road. In addition the narrow streets made speed an issue. The board believed that the stop signs are the least invasive way to slow traffic down and make the community safer and more pleasant. PLEASE obey the STOP signs and all traffic rules.

Reminder about "stuff" under your deck
This blog post is a copy of one sent 3 months ago about using the space under the deck as storage. Now that peak time in the community is here we are sending out a reminder. The rule is nothing is to be stored under the deck, if you have items stored there please remove them ASAP.

A few members of Island Gates board walked the property today to review the condition of the property and evaluate what needs to be done in the community over the coming year. The new board has made a commitment to do this at least once a month. We noticed many things that need to be addressed and will be addressed in the coming months. One of the most striking things we noticed is the amount of “stuff” under the decks in our community. We noticed a vast collection garbage cans, storage containers, coolers, tiki torches, pallets, boats (yes boats), tables, chairs, propane tanks, bikes, tools and toys just to name a few. It is understood that space is at a premium and under the deck seems like a great spot to store stuff. BUT It is against the bylaws in our community to store anything under the decks, anything at all. It may be a surprise to you as it was to me but those are the rules, the rule is in place to keep the community looking neat and attractive. The board thought that spring cleaning time would be a great opportunity to inform the community about this rule and to begin enforcing it. We aren’t going to start issuing fines anytime soon, the board has a number of higher priorities on our To Do list but as we get those done we will begin to enforce smaller rules that haven’t been enforced in the past. We hope this notice will easily solve this issue, everyone’s cooperation is important to make this community great. Thanks in advance for your cooperation.

Highlights of the Board meeting held on Sunday June 26th
The board of trustees held a working meeting on June 26th and we wanted to share the highlights with our neighbors.
There was a switch of board positions with Carol Osten becoming Vice President and Anne Doyle assuming the role of member at large.
The upcoming board elections were worked on and the process for filling the positions were set.
There are two positions opened for the upcoming elections in September. They are Frank Cangiarella’s and Carol Osten’s current positions.
An email/letter will be sent to all advising of the Board openings and we will request a 1 page resume from anyone wishing to serve on the Island Gate board.
Anyone interested in serving must submit their resume to Associate Advisors no later than July 31, 2011 to be listed on the ballot.
Ballots will be sent to all Homeowners around August 1, 2011 with a requested return no later than September 1, 2011 to the AA Office. Ballots will also be accepted at our open Island Gate meeting to be held on September 9, 2011. The meeting is scheduled to be held at Stafford town hall on September 9, 2011 at 7:30 PM. Judges will be appointed at the meeting to count ballots for the election results.
The board continues work on getting the trim on our homes painted. We have established that the by-laws should be formally changed to include trim but we currently have a legal opinion that allows us to paint them. Funding is the next issue and we are working on determining how to fund this project.
The board is also looking to pressure wash homes this year and still stay within our budget.
The driveways will be sealed in the fall time frame we are currently soliciting bids for this.

The sprinklers continue to be an issue and our sprinkler company is scheduled to walk the property with some board members to review issues. We will share results with the community.
The dead trees in the community are being addressed. We are calling the town to have their landscape architect determine which trees are dead and approve tree removals. New tree installation will not take place until the fall at the earliest (planting conditions) and the board is working on ways to allocate funds for plants and landscaping.
Pets in the neighborhood were discussed and we all need to be more diligent in picking up after them.
