The budget for 2021

The grass

 The board is aware the lawns are less than optimal, we are working on that with our landscaper.  The plan os to kill the weeds in the fall, add soil and seed and look for an improvement in the spring.  we think that is the best plan.  Please let us know what you think.  We appreciate your understanding 



Dryer Vent Cleaning

The dryer vents need to be cleaned again, the schedule is  every two years.  Plus you must verify it has been done to your unit with a receipt.  In the past we have contracted with Titan to clean our vents.  Please reach out to Titan or any other dryer vent cleaning service, its do it yourself this time and send a receipt to Mary Jo.  

Getting this done is extremely import as dryer vents are a leading cause of home fires.

VOTE reminder for the board of Island Gate and the meeting is Sept 19th

We need your voice, if you are happy with the way things are going in the community VOTE, if you are unhappy with the way things are going VOTE.  It’s your community we need to hear you.  You  should be receiving your ballot shortly.   
Ballots are due back on September 16th and you can vote in person at the meeting on Sept 19th at 8;30 am by the pool.  Please wear masks and bring a chair and pen, we will be socially distant.  

This meeting is held to vote on board members, review the year, discuss our financials and approve contracts and think about goals for 2021.  plus we want to get your feedback on the community.

The pool is closed at Island Gate this summer



Dear Neighbor,
The Board of Trustees hope that you and your family are safe and healthy. The recent changes due to COVID-19 have been very difficult for us all.
As you probably are aware by now, Governor Murphy recently announced the gradual re-opening of the State of New Jersey. Most recently Governor Murphy announced that pools can open on June 22, 2020. After the announcement, the State of New Jersey promulgated strict guidelines concerning the re-opening of the pool. The Board of Trustees immediately consulted with counsel for the Association.
Both our insurance company and legal counsel have expressed grave liability concerns. Significantly, it is highly likely that insurance will not be available to cover any claims related to COVID-19. Without insurance coverage, the Association, its Board and ultimately each and every member would be responsible for any and all costs relating to legal defense, expert fees, and any damages if awarded in a lawsuit. Each individual member would be responsible for his or her proportionate share of the foregoing expenses. If a claim arose, the Association would be compelled to levy an emergency assessment against all members.
The Board has performed a risk-reward analysis and determined it is unwilling to accept the possible substantial risk associated with opening the pool for an abbreviated pool season. The Board has fiduciary obligations to all members of the Association. We are charged with protecting both the safety and well being of the Association members and the financial health of the Association.
The Board did not take the decision regarding the pool closure lightly. The Board members would have loved to use the pool with all the members this summer. Notwithstanding, in light of the State guidelines, we are unable to open the pool this season.
Please know we take our role very seriously and are using best efforts to protect the Association and all its members.
It is our sincerest hope that everyone is safe and healthy in this pandemic and look forward to enjoying the summer while also protecting the Association and all its owners. Thank you.

The cardboard recycling center is open again

Have a bunch of empty delivery boxes?

The cardboard recycling center in Stafford township is open again.  it is a great way to get rid of large cardboard boxes you may have accumulated.

It is located in Stafford between the motor vehicle inspection station and the ocean county animal center. 

It is available for ocean county residents only.

status of the pool the Pool is currently closed

First let me apologize, I have been having terrible issues with this blog, turns out I was logged in incorrectly.  The error was mine, so apologies.  There will be more correspondence from this blog in the future. 
Due to the impact of COVID-19, the pool is closed.  We are following state mandates and will reopen it as soon as they allow it.

Community Project Tree Trimming


Dear Homeowner:

Please Note:  In a continuing effort to keep the community looking beautiful and safe, trees in the community that are close to homes, are going to be trimmed back and topped off.  This will also hopefully help make it more difficult for wildlife to access your attics.

Following is a schedule of addresses and the day they will be done.  Please make certain to have your driveways open so the contractor has easy access and there is no danger of your car getting damaged.  This schedule is subject to change depending on the weather.

If your home is not listed below, it does not mean that your tree/s will not be trimmed, it just means your driveway does not have to be free to complete the task.

Community Reminders

As the summer comes  activity in the community increases here are some reminders to make the warmer weather safe and happy for all.
Please park your car in the correct direction of traffic this is both a community and state law
Please do not park on the Belgian blocks or the grass (it breaks our sprinkler heads)
Please put garbage cans on the curb not the grass
Please do not block drive ways in any way
Please provide clearance when parking by trash cans. 
If you run or knock over a trash can please pick it up and return the garbage to the can
Please drive slowly and carefully through the community
Please stop at all the stop signs
Dog waste needs to be picked up and placed in a container not placed around the community
There are no sports equipment of any type permitted in the community
These requests are all rules we have in the by-laws, they will be enforced if not adhered to
Thanks for your cooperation and enjoy the summer 

Smoke and CO alarms

We like to post this reminder at least once a year
Smoke alarm and CO batteries need to be changed twice a year and the smoke alarm itself should be inspected and tested at that time. It is traditionally done as we move our clocks up and back but as people come to the community for the summer it's a reminder.  
Please check it for operation, hit the test button, dust it off, make sure the sensor is clean. 
The community is now 15 years old; smoke alarms and CO devices are coming to the end of their expected lives.  We wanted to remind you, to replace them if they aren’t operating at 100%.  Fire/smoke and CO alarms save lives and they are an inexpensive way to be safe.  As always, if you have any questions or comments please feel free to contact the board.

Dog waste in our community


Once again some of our neighbors has been less than diligent in picking up dog waste.  This time the complaints are coming from behind the pool area.  Please pick up the waste.  Our neighbors are looking for the offender and are ready to report you.  Thanks to our other neighbors for picking up after their dogs and for being diligent.  And thanks to our concerned neighbors for pointing this out.  PLEASE CLEAN UP AFTER YOUR DOGS

Pool Rules

Please follow the rules; they will be strictly enforced this season
If you have any questions feel free to contact a board member or AA


Please treat the pool as you would your own and be courteous to others.
·           There is NO LIFEGUARD on duty, pool use is at your own risk

·          Police or Emergency Medical Service Phone number 911

·           Questions or concerns please call Association Advisors 732-294-8882 please ask for Mary-Jo 

·           All Federal, State and local laws in addition to the following shall be observed by residents and their guests using the pool.


·           Use of this pool is restricted to residents who are in good standing and tenants whose landlords are in good standing with the Island Gate Homeowners Association.  Persons without access cards or whose cards do not work are NOT allowed access to the pool.  Please do not allow unauthorized admittance to the pool. 

·           A maximum of 6 people may use the pool at any time from each property unit

·           Children Under 16 years of age must have adult supervision

·           No personal parties shall be held at the pool

·           No grills or delivery of food is permitted at the pool

·           Glass containers are prohibited in the pool area

·           No diving or jumping into the pool

·           No running or rough play in the pool area

·           Any person showing evidence of any communicable skin disease, sore or inflamed eyes, cold, nasal or ear discharges, or any other communicable disease is denied admission to the pool area

·           Any person with excessive sunburn, open blisters, cuts, or bandages shall be denied admission to the pool.

·           Do not enter the water if you are experiencing or recovering from diarrhea or have had any signs or symptoms of a gastrointestinal (stomach) disease in the past seven days.

·           All people in diapers must wear plastic pants with snug fitting elastic waist and leg bands. Do not wash out soiled diapers in the bathing water.

·           Children should be encouraged to use the restroom before entering the water. Immediately report any "accidents" you observe in the bathing waters to Association Advisors.

·           No animals, except for service animals, shall be allowed in any parts of the swimming pool area, dressing rooms, or other parts of the pool area.

·           All persons must shower before entering the water.

·           No one is allowed in the pool area during severe weather, heavy rain, or when thunder or lightning can be seen or heard.

·           Persons suspected of being under the influence of drugs or alcohol are prohibited from entering the pool area.

·           Conduct which endangers the safety and comfort of others is PROHIBITED.  Noodles or Personal Flotation Devices may only be used if not creating a nuisance for others. Aggressive behavior will not be tolerated.

·           All personal belongings, trash, band-aids, and personal effects shall be removed or put in the proper trash receptacles immediately. Island Gate recycles.  Leave no trace you were at the pool, if you drop food pick it up.

·           Island Gate Homeowners Association Inc., board of trustees reserves the right to close the pool at any time.

·           Violations of these rules will result in the revocation of your pool privileges.  All property owners and tenants will be held responsible for the behavior

·          AND OF COURSE NO SMOKING OF ANY TYPE AT THE POOL

Community meetings for 2019: May 25th at 9:30 am and Sept 13th at 7:30


The Island Gate community meeting is scheduled for May 25th at 9:30 am.  It will be held at the Stafford Town Hall at 260 East Bay Avenue.  It is by the police station. 

We urge everyone to attend the meeting, we want to update our neighbors on a number of items in our community.

Also the fall meeting is scheduled for Friday September 13th at 7:30 pm, in the same location.

How do your legs feel ?

Our board member Marrianne Massey is looking to sell the chair lift in her house.  We don’t allow advertisements in our community but her lift is customized for some of our homes and it could be a help to some in our community. It is in prefect shape and could use a new home. Please feel free to contact her at 551- 206-1416.

lawn update

You may have noticed plugs of dirt on the lawn over the last week or so and some new top soil with seed recently applied.  As part of our fall lawn care program the grass areas in the property have been aerated and bare patches seeded with topsoil added.  This may seem unattractive now but will provide for a stronger, healthier lawn in the spring.  Thanks for your cooperation

Association fees will remain unchanged for 2019


We recently started work on our budget for 2019, given our financial condition and our cash position the board has agreed, fees will not be raised for 2019.  The board reserves the right to increase the fee throughout the year but by doing more with our funds we do not expect to need to raise them in 2019.

The community has voted and the results are in


On Friday September 14th the community meeting was held and the vote for three board positions was held and counted.  The vote result was Fran Gordon, Bill Weber  and Ed Fortunato were unopposed and elected to a two year term.  Joe Martyn didn't run, we thank him for his service.   
We thank the community for their vote and interest in the community.
